Guest Policies for “Unforgettable”

RESERVATIONS:

Booking – Reservation requests may be made through our website or by email. A 3-night minimum stay is required when available. Confirmation of dates and contact info will be needed to book your stay. A 50% deposit will then be required within 3 days of booking and must be paid with credit card. Balance is not due until arrival and may be paid with credit card or cash. All payments are processed through the home resort office. This provides a more secure transaction for all parties.

A payment receipt will be emailed following payment of your deposit, noting your balance due at check-in. PLEASE VERIFY YOUR ARRIVAL AND DEPARTURE DATES AND BRING THE CONFIRMATION WITH YOU.

If booking is made 14 days or less prior to arrival, then the entire balance will be due within 24 hours of confirming.

Office is closed Thanksgiving Day and Christmas Day. A check-in will not be possible on these days.

Maximum Occupancy2 Adults. You must be 21 to book this home. No guests under the age of 18 (including infants) are permitted. A copy of your valid driver’s license or photo ID may also be required at check-in. Reservations made under false pretense will result in loss of deposit.

Arrival – Please check in at the onsite resort office located at 1947 Old Knoxville Hwy., Sevierville TN 8 AM – 10 PM EST. Check-in is 4:00 PM EST or later. During peak seasons or inclement weather conditions, the home may not be ready by 4 PM EST and your patience is appreciated. Please notify the home resort if you anticipate arriving after 10 PM EST. Check-in materials are transferred to the resort Overnight Guest Services staff member. The number to reach this person will be posted on the office front door. They will promptly assist you with a late arrival.

Check-out is no later than 11:00 AM EST. If you need to check out prior to office opening at 8 AM EST, you may leave keys in Key Drop Box located on office porch. Guests who do not check out by 11 AM EST may be charged for an additional night.

Cancellation – Cancellations made 30 days prior to arrival date will receive a full refund of their deposit. Cancellations within 30 days of arrival are non-refundable. No partial refunds for early checkouts. In the event of a “no show”, your credit card will be charged for the entire booked stay. Please contact me directly should an emergency arise so other options may be considered for you.

Damage Liability – We understand accidents happen. Please notify the front desk should damage occur. Guest will be responsible for all intentional or reckless damages, and the credit card on file will be charged accordingly. The guest who uses their credit card for the deposit is considered the responsible party, and all charges necessary to repair the property will be charged to the credit card on file.

CABIN INFORMATION:

General – This is a privately-owned vacation home. Therefore, description, bed size, furnishings, etc. may change without notice, due to malfunctions or owner changes. We strive to maintain everything in good working order, but we are not obligated to give refunds for the failure or absence of any item, or for any public utility. Furniture is not to be moved from room to room or outside! Please do not bring porch furniture into the home! Any furnishings not found in their original place upon departure may result in an additional $100 moving fee.

Should you encounter any maintenance issues while staying with us, please contact the front desk immediately. Do not contact Blacklab Property as we are 2 hours away! The resort maintenance staff is responsible for all routine maintenance work orders. Should there be a major issue, the resort staff will contact us directly on how to proceed with any repairs needed.

Fireplace Use – Gas fireplace will be operational all year. Please do not turn on fireplace while using air conditioning. This may result in damage to A/C unit as well as exorbitant energy costs to the owner.

Gas Grill – A stainless gas grill is located on the enclosed screened porch for guests use only. It is equipped with a timer allowing for automatic shutoff if left unattended. Operational instructions are posted on the grill. We ask that you clean both the grill and surrounding cooking area when finished.

Starter Package – This includes toilet tissue (2), paper towels (1), dish soap, dishwasher detergent, trash bags, and small bath soaps. It is suggested you bring extra of these items for stays longer than 3 nights. We do not provide personal items, food & drinks, coffee filters, laundry detergent, cooking spices, napkins, pool towels, etc. A linen exchange service is available through housekeeping.

Critters – Every unit is professionally treated for critters and bugs on a regular basis. However, occasional invaders may make their way inside especially when porch/entry doors are left open. Management will not be responsible in these instances.

Trash Pickup – Please place tied trash bags at the curb in front of your cabin. Trash will be picked up at scheduled times throughout the day. Do NOT leave trash sitting on the porch! Trash not properly secured can become a target for animals in the area. In the unlikely event that you encounter wildlife: Please DO NOT agitate or feed bears, raccoons or other animals, both for your safety and theirs.

Pets/Smoking – Pets or smoking are not permitted in our rental units under any conditions. Violators will be subject to a minimum $150 plus the cost of any professional cleaning required. Guest may also be asked to vacate the premises immediately with no refund. We will be happy to refer you to a smoking or pet friendly home in another location.

Messages – Check with the office for messages, mail & packages. Only emergency phone messages will be delivered. There is a land-line phone installed in the home for calling the front desk, 911, etc. Verizon long-distance service is included at no additional charge. Complimentary wireless internet access is also available inside the home. Cell service can be spotty when traveling in the mountains.

RECREATION:

Pool – Community pool is not heated and will be opened seasonally as the weather allows. You will need to drive to the pool. No lifeguards are on duty. Swim at your own risk. Only registered guests are allowed. No glass containers or alcohol are allowed in the pool areas. Pool hours are posted. Loud or obnoxious behavior will not be allowed. Please remember you are in a resort setting. Sounds travels quickly throughout the mountains!

Fishing – A resort catch-and-release pond is stocked with fish, and requires no fishing license as it is on private property. Please exercise caution around ponds and streams.

Picnic Facilities – Picnic pavilions throughout the resort are available on a first-come, first-served basis.

Fitness Room – No one under age 18 is allowed in the resort gym. Serious injury could occur when equipment is not used properly.
